We’ve put together answers to some of the most common things future residents ask us. If you don’t see what you’re looking for here, feel free to contact us directly—we’re happy to walk you through the details.
Yes! We welcome up to two small dogs per home (25 pounds or less each). There’s a $400 non-refundable pet fee and a $40 monthly fee per dog.
Please note that cats and aggressive breeds are not allowed. We require a recent photo and vet records for each pet during the application process.
Trash removal and recycling are included in your rent. Residents are responsible for water (billed through the City of Woodhaven), gas and electricity (DTE), and optional cable/internet services through Xfinity Comcast.
We offer 12-month lease agreements for all residents.
Yes, all residents are required to have renter’s insurance:
- A minimum of $50,000 Personal Liability Coverage.
- Personal Property Insurance Coverage.
- We ask that you identify The Reserve of Canton as “Additionally Insured” on the policies.
- Although you can choose any insurance provider, we’ve partnered with Protection Choice, which offers a
- convenient and affordable policy.
- Proof of insurance is required at move-in and lease renewal.
Here’s how the security deposit works at The Woodhaven Reserve:
- The security deposit is based on the results of processing the applicant(s) rental application.
- The security deposit starts at one month’s rent.
- Once the applicant is provided with a move-in date, the deposit and signed lease agreement are due in full within 24 hours.
- The security deposit is forfeited if the applicant cancels or refuses to occupy the premises on the agreed move-in date.
